The price of land in Bacalar grows 350%
The price of land in Bacalar grows 350% due to speculation about the Maya Train & interest for tourism.
The speculative phenomenon is inevitable in the southern area of Quintana Roo due to the Maya Train.
For example, in Bacalar the average price of land went from 1,000 pesos per square meter to around 4,500 pesos, that is, a growth of 350%, said Amir Efrén Padilla Espadas, president of the College of Civil Engineers of Quintana Roo Zona Sur .
After the Maya Train project was confirmed with the inauguration of Andrés Manuel López Obrador as president of the country last December, real estate agents began selling land where the track is supposed to pass, he said.
“It is pure speculation because the officials of the National Fund for the Promotion of Tourism (Fonatur) have told us that they have at least three options for the location of the stations. What is a fact is that there will be maintenance workshops in Chetumal, but it is also not defined where they will be built, “he added.
“However, it will be inevitable that once the track layout and the location of the stations are known with exactitude, the speculative phenomenon intensifies, as it already began to happen in Bacalar, where the tourist boom and the announcement of a Maya Train station It has quadrupled the value of the square meter of land, “insisted the leader of civil engineers.
For his part, the Bacalar ejidal commissioner, Filiberto Buitrón Hernández, acknowledged that they have been presented with offers to buy their land in recent months for the construction of hotels, theme parks and residential areas, although, he added, the assembly has rejected all because they do not want to sell but to be partners in the developments that the Maya Train brings with it.
“Right at the next ejido assembly we are going to be presented with another project for Bacalar, we do not yet know what it is, but many others have already come to offer us; some want to buy from 10 to 100 hectares to build hotels, mainly, ”he assured.
However, the ejido assembly has assumed the same position that it maintains with Fonatur, that is, they will not sell their lands, but they want to become partners in whatever development proposal is for the lands owned by the ejido; The option to join the Tren Maya offered by the federal government is through the investment trust and real estate (fiber).
The Bacalar ejido, founded in 1936, currently has 56,280 hectares, whose owners are 165 ejidatarios who have unanimously decided not to sell their land, but to participate in the various projects that are coming to Bacalar in the medium and long terms, he commented. In a previous interview, Luis Chimal Balam, ejidal commissioner.
On August 25, Rogelio Jiménez Pons, CEO of Fonatur, commented that the announcement of the Tren Maya is generating a speculative phenomenon of the land in the southern area of Quintana Roo.
He asserted that, in light of this, they have accelerated negotiations with landowners where the line of the railway is projected; Currently they already have 98% of ejidos consent for the right of way.
Said consent, he said, is only the beginning of the talks to consolidate the integration of ejido lands to the railway work, but, he deepened, it is an open and clear manifestation in favor of participating with the federal project.
Jiménez Pons indicated that Fonatur’s job has been to request the ejidatarios not to sell their land; The federal government, he said, does not intend to buy them either, but it will be through the fiber that they intend to incorporate as partners of the Maya Train.
He recalled that on August 4, the incorporation through the trust was proposed to the Bacalar ejido assembly. “They were not asked to sell their land, but rather it was explained to them that it would be all through the trust, it seems that there was consensus and we will meet with them again to continue moving forward.”
“Bacalar is falling into a serious problem of lawlessness and disorder, but if we manage to provide land for a planning program around the Maya Train, it will be more convenient for them than anyone,” said Rogelio Jiménez.
CPTQ reinforces promotion in North America
Cancún, QR. The Quintana Roo Tourism Promotion Council (CPTQ) concluded a promotional tour of cities in the United States such as St Louis, Minneapolis, Milwaukee and Chicago, in conjunction with representatives of the Apple Leisure Group.
The Quintana Roo delegation was made up of the hotel associations of the Riviera Maya and Cozumel, the Secrets Aura Cozumel, RIU, El Cozumeleño, Iberostar, Now, The Reef, Fiesta Americana Group and Crown Paradise hotels, as well as Grupo Xcaret, which convened 350 travel agents, who were exposed to the news of the tourist destinations in the Mexican Caribbean, in addition to upcoming events.
Lizzie Cole, member of the CPTQ, commented that the travel agents were interested in Holbox and Grand Costa Maya as new tourist products for their clients, in addition to the fact that Chicago agencies requested information on the realization of weddings in the Riviera Maya.
Likewise, information was disseminated on the most important events to be held in Quintana Roo during the second half of the current year.
To reinforce the caravan, spectacles from Mahahual, Cozumel, Holbox, Cancun, Bacalar and Tulum were placed on avenues in Chicago, Minneapolis and Milwaukee.
According to CPTQ statistics, the United States market has an average stay of six days and 20% of them buy through traditional travel agents, which means more than 800,000 tourists a year.
Lizzie Cole commented that these are actions to reverse the downward trend that American tourism in Quintana Roo has been showing.
One of the objectives of the CPTQ is to influence the purchase decision of the final consumer, since in addition to the meetings with travel agents, they launched digital campaigns aimed at tourists with the profile that is intended to attract Quintana Roo, that is, the one who travels the most three times a year.
