The price of land in Bacalar grows 350% due to speculation about the Maya Train & interest for tourism.

After the Maya Train project was confirmed with the inauguration of Andrés Manuel López Obrador as president of the country last December, real estate agents began selling land where the track is supposed to pass, he said.

“It is pure speculation because the officials of the National Fund for the Promotion of Tourism (Fonatur) have told us that they have at least three options for the location of the stations. What is a fact is that there will be maintenance workshops in Chetumal, but it is also not defined where they will be built, “he added.

“However, it will be inevitable that once the track layout and the location of the stations are known with exactitude, the speculative phenomenon intensifies, as it already began to happen in Bacalar, where the tourist boom and the announcement of a Maya Train station It has quadrupled the value of the square meter of land, “insisted the leader of civil engineers.

For his part, the Bacalar ejidal commissioner, Filiberto Buitrón Hernández, acknowledged that they have been presented with offers to buy their land in recent months for the construction of hotels, theme parks and residential areas, although, he added, the assembly has rejected all because they do not want to sell but to be partners in the developments that the Maya Train brings with it.

“Right at the next ejido assembly we are going to be presented with another project for Bacalar, we do not yet know what it is, but many others have already come to offer us; some want to buy from 10 to 100 hectares to build hotels, mainly, ”he assured.

However, the ejido assembly has assumed the same position that it maintains with Fonatur, that is, they will not sell their lands, but they want to become partners in whatever development proposal is for the lands owned by the ejido; The option to join the Tren Maya offered by the federal government is through the investment trust and real estate (fiber).

The Bacalar ejido, founded in 1936, currently has 56,280 hectares, whose owners are 165 ejidatarios who have unanimously decided not to sell their land, but to participate in the various projects that are coming to Bacalar in the medium and long terms, he commented. Jiménez Pons indicated that Fonatur’s job has been to request the ejidatarios not to sell their land; The federal government, he said, does not intend to buy them either, but it will be through the fiber that they intend to incorporate as partners of the Maya Train.

He recalled that on August 4, the incorporation through the trust was proposed to the Bacalar ejido assembly. “They were not asked to sell their land, but rather it was explained to them that it would be all through the trust, it seems that there was consensus and we will meet with them again to continue moving forward.”

“Bacalar is falling into a serious problem of lawlessness and disorder, but if we manage to provide land for a planning program around the Maya Train, it will be more convenient for them than anyone,” said Rogelio Jiménez.

CPTQ reinforces promotion in North America

According to CPTQ statistics, the United States market has an average stay of six days and 20% of them buy through traditional travel agents, which means more than 800,000 tourists a year.
